We will spend an intense 1-2 hours previewing your property and will provide recommendations to maximize target guest appeal, including branding/theme, suggested amenities, lighting, furniture placement/sourcing, cohesive color scheme & paint colors, Welcome Letter and Guide, and ideal shopping list.  We use a Decent, Good, and Better furnishings model for Investors, Property Mangers, and Homeowners who need a better ROI on their vacation rental.

Services Includes:

• For homes up to 3,000 sq. ft.  For homes 3,000 and over, an additional $100 per hour will be charged for extra time spent on additional space.
• Research done ahead of time to identify competition, and determining area demographics
• Walk through your property and come up with design solutions for all spaces — whether they’re simple to solve, or tricky design spots
• Brainstorm ideas & share design tips on how you can best target your ideal guests and create beauty and functionality for five-star reviews 
• Bring clarity to what pieces you should hold onto and what you need to replace and refresh
• Discuss fresh paint colors and potential renovations for rental impact like new light fixtures
• Get our Critical Inventory Checklist for vacation rentals
• 2 Mood Boards with Shopping Links for 2 rooms of your choice
• 6-hours of planning, sourcing and install/styling. 

Note:  Estimated retail shopping budget between $1,500-$2,500 depending on investment level and paid separately.
